Effeithiau ar y Gymraeg:

The new development may attract buyers from outside Wales on non-Welsh speaking areas, meaning a possible reductions to the number of Welsh speakers in Dinas.
This could lead to a negative impact on the Welsh language in the community, as it could lead to the language being less visible and less commonly spoken locally.
If many new residents do not speak Welsh, demand for English-medium education schooling may increase, this can weaken support for Welsh Education locally.
The Welsh Language is an important part of community culture and identity. Large developments can change the linguistic balance of a community if growth happens too quickly.
As a result of the above, Welsh language run businesses could be negatively effected.

The traffic congestion on Cardiff Road is already bad enough as it is! If the 250 new homes development takes place it will significantly increase daily car journeys and make congestion much worse.
GP surgery and pharmacies in Dinas could struggle to cope with a sudden population increase. It's already difficult enough to get appointments as it is!
Limited access to Eastbrook train station currently, which makes it a difficult alternative travel option, meaning more cars on the road. Also, with the station being small and trains only being limited small carriages, forcing more people to use the train could lead to overcrowding on the trains and platforms at the station. The station is difficult to access anyhow with no disability access to walk over the platform bridge.
Parts of Dinas are close to the River Cadoxton and have experienced flooding in recent years. The housing development can worsen the risk of flooding.
Development could lead to loss of Greenfields and wildlife, and add negative impact on social areas such as Seel Park, which could risk to anti-social behaviours from new residents.
Dinas has currently approx 4,000 homes, so a rapid growth risks changing the village's character in a negative manner
