I object to the proposed housing development at Dinas Powys, due to existing infrastructure strain, severe traffic congestion, flooding risks, and environmental concerns. The area already faces overburdened roads, drainage, and public services, with inadequate active travel infrastructure forcing residents to use cars. The development would increase congestion around the hospital, cause loss of green space, and worsen air quality. Roads are poorly maintained and cannot support more traffic. Local healthcare and education services are at capacity, and the proposal neglects necessary infrastructure and community needs burdening residents and undermining sustainability of the community.

• Infrastructure already under strain: There has been no meaningful investment in expanding or upgrading Dinas Powys’ infrastructure to support additional housing. Roads, drainage, utilities, and public services are already operating at or near capacity. Approving further development without first addressing these deficiencies is irresponsible planning.
• Severe existing traffic congestion: The main routes through Dinas Powys already experience regular gridlock during peak commuting hours. Adding hundreds of additional vehicles from a new housing development will significantly worsen congestion, increasing journey times, commuter frustration, and safety risks.
• Flood risk in an already flood-prone area: Dinas Powys experiences flooding multiple times each year. Replacing permeable green space with hard surfaces will increase surface water runoff and place even greater pressure on drainage systems that are already struggling, making future flooding more frequent and more severe.
• Traffic impact near a local hospital: The proposed development would generate substantial additional traffic in an area already serving a local hospital. Increased congestion around healthcare facilities risks delaying patients, visitors, and emergency services.
• Lack of active travel infrastructure: There are currently inadequate safe walking and cycling routes linking residential areas to the nearest train station. Approving a large housing development without first delivering proper active travel pathways will force more residents to rely on cars, worsening congestion and emissions.
• Loss of valuable green space: The development would permanently remove a significant area of natural green space. This space currently provides ecological value, supports biodiversity, and offers an important recreational and visual asset for the community.
• Environmental and air quality impacts: Eliminating green space while adding housing density and vehicle traffic will increase local pollution levels. Trees and open land currently help absorb pollutants and carbon; their removal will degrade local air quality.
• Neglected and deteriorating road conditions: Many of the existing roads in and around Dinas Powys are already in poor condition due to long-term underfunding and lack of maintenance. Increasing heavy traffic without first repairing and upgrading these roads will accelerate their deterioration.
• Public services already at capacity: Local GP surgeries and schools are already operating at or beyond their capacity. Without guaranteed expansion of these essential services, a large housing development would place further unsustainable pressure on healthcare and education provision.
• Development before planning for community needs: Housing growth must be matched with investment in infrastructure, services, and environmental protection. Approving development without these safeguards places the burden on existing residents and undermines the sustainability of the community.
