I understand that the site falls into flood zones 2 and 3, with some areas at significant risk from flooding, worsened by climate change. Despite the flood assessment indicating limited risk in parts, existing properties are already threatened, and flood risk management remains incomplete. Foul drainage requires complex modifications and substantial investment, which are unconfirmed. I believe this development poses serious safety concerns and should not be included in the RDLP.
Strategic Flood Risk Allocated Deposit Replacement Local Development Plan Sites
KS1 This site falls into two flood zones, zone 2 and zone 3.
The flood assessment states that "Flood Zone 2 covers areas with 0.1% to 1% (1 in 1000 to 1 in 100) chance of flooding from surface water and/or small watercourses in a given year, including the effects of climate change. Flood Zone 3 covers areas with more than 1% (1 in 100) chance of flooding from surface water and/or small watercourses in a given year, including the effects of climate change. It is accepted that a significant proportion of the proposed site is not identified at significant risk of flooding." However flood risk to existing properties already exists and climate change is making it worse. Flood risk management is incomplete and foul drainage is dependent on complex modifications and large investment, none of it confirmed. This development is playing with people's lives. It is not fit to be in the RDLP.
