It will either have no effect, or be detrimental. More likely the latter.
With the number of houses being proposed and the inevitable marketing of those toward commuters and those relocating from outside the area, there can only be a diluting effect on the community as a whole; in many ways and one of which would be language.
Regardless of the proposal to include “affordable housing” the cost of those properties will be driven by the market - which will itself be driven higher purely by the addition of the proposed number of houses – and pushed even further beyond the reach of the younger generation in Rhoose who may wish to remain in the area. They, then, will be forced to move away, and so breaking down the intergenerational transmission of the language; the most vital factor in its survival.
It cannot be denied or ignored that this proposed development prioritises external market demand over linguistic and social sustainability of the existing community.
In addition to community dilution and displacement, the increased and unsustainable pressure on local Welsh-medium schools will divert students to other facilities further afield; more likely offering English-medium education. This will undermine the Welsh Government’s Cymraeg 2050 goal.
It seems clear that the current proposal has either not considered or has underestimated the cumulative impact in this regard. The Council must conduct a Linguistic Impact Assessment before any approval is granted.
If you wish to help the Welsh language, make this site a nature and leisure area with educational interactions that will encourage the younger generation to learn.
The scale of this project is fundamentally unsustainable.
The area suffers from well-documented significant drainage problems. Replacing permeable greenfield with predominant hard-ground will exacerbate existing surface-water run-off/flood-risks.
Proposed access road: Wholly inadequate/dangerous; unable to safely support construction traffic or increase in domestic traffic. Will create lasting safety hazards/regular gridlock.
Rhoose already endures significant expansion without proportional increase in essential services; every promise broken. Extra 500+ units will be catastrophic.
This development signals the death of local tranquillity, contradicts environmental goals; destroying vital green buffers and SINC. Irreparable harm to biodiversity and resident well-being.
Please protect the integrity of our community.
If it must happen, then all works to mitigate poor drainage, run-off, and flooding of existing neighbourhood must be carried out before dwellings construction begins. Alternative site access must be found and implemented prior to any works commencing. Local and wider infrastructure and amenities must be assured and legally bound before commencement of any groundworks. However...
The need for housing is understood and recognised, but this is not the right place for such a huge development. It should simply not go ahead; changing the very nature of this village and the community within the immediate vicinity of the proposed site would be devastating, and its effects on the wider area – especially along with other developments and new commercial ventures at the airport - can only be debilitating. Any remaining confidence in the local authority will be lost if this goes ahead.
I am writing to formally object to the proposed Readers Way development. The scale of this project is fundamentally unsustainable for the following reasons:
- Drainage: The area suffers from well-documented and significant drainage problems. Even with suggested mitigation measures, replacing permeable greenfield land with hard surfaces will exacerbate surface water run-off, increasing flood risks for existing properties.
- Inadequate Access: The proposed access is wholly inadequate and potentially dangerous. The existing road and surrounding network cannot safely support heavy construction traffic or the permanent increase in private vehicles. This will create a lasting safety hazard and inevitable regular gridlock.
- Infrastructure & Amenities: Rhoose has already endured significant expansion without proportional increase in essential services; every promise has been broken. Local schools, dental practices, and GP surgeries are at breaking point. Adding 500+ units will cause the collapse of these overstretched amenities.
- Loss of Tranquillity & Environment: This development signals the death of local tranquillity. It contradicts environmental goals by destroying vital green buffers and the Site of Importance for Nature Conservation (SINC), causing irreparable harm to local biodiversity and resident well-being.
The Vale of Glamorgan Council must reject this proposal to protect the integrity of our community.
