Negative as no welsh medium education in this village.
Regular flooding on adjoining roadways make the access unsuitable. Additional hard landscaping will make this worse, flooding housing.
Use of agricultural land which creates food should not be permitted, and this area is currently green wedge which should be protected at all costs.
Very limited public transport access so development should not be permitted.
Disturbance to SSSI and protected species.
Highways already overloaded and proposals for improvement, based on outdated traffic information, will not address the current gridlock as soon as any incident happens on Port Road, any development will severely aversely affect existing residents of the western Vale.
