THE READERS WAY ALLOCATION IS UNSAFE because the site drains downhill toward existing homes, including all those to the South & West of the site. The RLDP provides no evidence that surface water flow, SuDS capacity, exceedance routes or downstream drainage have been assessed. Without this, the Council cannot show that development would not increase flood risk to properties downhill of the site. Without this evidence, the allocation is UNSOUND & HIGH RISK under TAN 15 and should be removed from the plan

Newid wedi’i awgrymu gan ymatebydd:

The Authority needs to show that overland flow routes have been assessed for properties downhill of the site prior to allocation of the site.
• To show SuDS can be delivered at a scale sufficient to prevent increased run‑off.
• Downstream drainage infrastructure has capacity for additional discharge.
• Exceedance events (extreme rainfall) can be safely managed without directing water toward existing homes.
