This area already floods. The run off will cross the road fill the River Cadoxton + overflow onto the railway line, possibly flooding just before the Cogan Tunnel. Houses flood in Dinas Powys + this means raw sewage running into the sea. All this water has to go through the pipe under the main road at sunny croft where it can flood to houses. Increased congestion slowly traveling along the road will an effect on residents health which will suffer. The medical centre + schools are stretched already. The hospitals + emergency services struggle to manage at times. Access at Eastbrook railway station could be dangerous with people crossing the road before the crossing. The road itself is at capacity. The Green Space between Dinas Powys and Llandough is important to the village, helping keeping its identity-it is also important wildlife connector. The new extension to Llandough Hospital has already increased the amount of water flowing down the hill to the proposed building area
