There are very few travel links from here, with the closest train station being a 25-30 minute walk down hill and much worse on the way back. No doctors or dentist are close, very few shops are near and the schools are a long and dangerous walk at rush hour from here. This all means people will be forced to drive everywhere adding more pressure to an already overburdened road system and if they don't drive they will be having a large number of deliveries to the site from the likes of Amazon or Tesco, again adding more cars.
