This development will completely overwhelm Rhoose as a community, create traffic gridlock, create an increased flooding risk to existing properties and destroy wildlife habitats. Access via Celtic Way is only via a pinch point at the traffic lights or a single track lane from the bypass. There are over 50 properties that have to reverse from their driveways. It will become unsafe for children to access the playground. Air quality for residents will be diminished and noise increased. Flood risk insurance premiums will increase or be denied for those most at at the bottom of the development slope.

This site should be denied on potential flood risk to existing properties alone. Sensible access can only be gained by constructing a roundabout and access road direct off the bypass otherwise the quality of life for existing residents will be significantly worse. There are absolutely zero benefits to the local community from this proposal. In fact everything will be worse. The large percentage of low cost & social housing will bring anti-social behaviour where little or none currently exists
