Detrimental as no easy access to welsh education without travelling.
Green field site in agricultural use other sites more appropriate. Rhoose inadequate infrastructure and will lead to increase in need to travel. Readers Way and Celtic Way inappropriate for additional traffic - no evidence provided. Pond in Readers Way has no newts due to lack of Council care. Residential numbers conflicting throughout Plan for site and should be lower density. Viability needs to be demonstrated as at 35 % affordable likely nothing left for anything else. Major flooding in area already no SUDS provided. Curtail airport activity as more houses close to boundary.
Remove allocation until further work has been done to demonstrate viability, access, increased faciliities to prevent need to travel. Newts have been destroyed by Council and need to be encouraged back - this development will not do this.
