Crynodeb o'r Gynrychiolaeth:

The site can accommodate 135 dwellings and is considered suitable for development, though little progress has been made since 2017. Concerns include the impact on nearby woodland, Pencoedtre Lane, and ecological features, with requirements for ecological and archaeological assessments, environmental statements, and sustainable transport plans. I urge protection of the woodland and proper planning of access routes, recommending development off Port Road and maintaining existing pedestrian/cycle routes.

Crynodeb o'r Gynrychiolaeth:

I oppose the development on land west of Pencoedtre Lane which is where we live, because it will significantly affect my very ill husband's health due to noise and disruption. It will also harm local wildlife, including bats, dormice,(which the survey that is being done is when they are sleeping which needs addressing) badgers and other species we observe from outside our home and garden The project would result in the loss of woodland, hedgerows, and trees, reducing privacy and increasing noise from construction and traffic from 126 new houses. This development poses serious environmental and personal concerns for us.

Crynodeb o'r Gynrychiolaeth:

An alternative site is needed for the re-build of Richard Gwyn school. Flooding is a strong constraint on the idea of rebuilding on the same site. No assessment re predicted higher flood levels; no solution for walking access via the tunnel during flooding; no assessment of completing the active travel access from Coldbrook with a tunnel to meet WGovt standards.
We anticipate the WGovt rejects the rebuild on the present site on grounds of flooding. This site at Pencoedtre is one of the few alternatives. It was school land so the education departement should reclaim it for new RichardGwyn.

Crynodeb o'r Gynrychiolaeth:

HG1 (1) Land to the West of Pencoedtre Lane
Protected Sites: The site is within close proximity (200m) to Barry Woodlands Site of Special Scientific Interest (SSSI) and there is a risk from increased recreational use as a result of residential development, which could lead to impacts on the SSSI. Green space design must consider any emerging guidance for SANG to reduce recreational pressure on adjacent sites of biodiversity importance.
