Opposite the Village Primary School, Village Bus Stop, thus supporting and encouraging All Active Travel Wales 2013 Act policies and Objective 8, 2.12, 2.13 as existing footpath here.
Not on any flood plain unlike allocation HG4 (1) site.
Supports and mitigate effects of climate change.
Supports access to retail locally.
ALC Wales clearly states low BMV loss.
100% much needed Affordable led scheme by RSL as LHMA survey state that's required for this Ward.
Appropriate to community it serves.
Parcel fits in well with residential to the South and Community's facilities and Recreational Green space to the North.
