1. The site is a Special Landscape Area which should be protected for maintenance of the natural environment. Any building would detract from the visual impact of the area. Also the well-used public footpath needs to be maintained.
2. The site is unsuitable due to the slope of the land. Any lower houses will be overlooked. There is no suitable pedestrian access as Windmill Lane is a private road and the path to Brookfield Park is too narrow eg. buggies or wheelchairs.
3. The road is unsuitable as there is a dangerous bend which will be hazardous for a right turn onto the site. There are no pavements or cycle paths. This will cause extra car travel which will cause congestion at the traffic lights and extra pollution. The site is not easily accessible to public transport whereas Primrose Hill (455) has access to pavements and bus stops. I thought it was Welsh Government policy to attach further developments along train routes.
4. Due to increased car journeys for work (only two buses an hour), shopping, leisure, schools, health and social activities there will be insufficient car parking in town and will detract from the attractiveness of the area.
5. There is already sufficient building work being constructed in Cowbridge for all ages - Darren Farm, the old Girl's High School, the old Police Station/Magistrates Court and a Mccarthy Stone Development.
I would like to include my opposition to the inclusion of the Bryn Melin site no. 370 in the revised LDP.
