The proposal raises several concerns. Part of the site lies within Flood Zone 3 and an area of high surface water flood risk, development could also worsen flooding in the village. Aberthin is not considered a sustainable location for growth, the site is unnecessary as other allocations already exceed housing requirements by 770 homes. New access onto Maendy Road would worsen existing highway safety issues. The scheme would increase village housing by about 14% from one site, and the land was previously refused as an unnecessary incursion into the countryside outside the village boundary.
