1. Dangers associated with point of access on St Athan road. Too narrow + restricted visibility-many accidents over the years.
2. Difficulties and dangers in accessing town and services for those without their own transport e.g those with
pushchairs and young children and users of motorised disability scooters/vehicles.
3. Building on slope and proximity to sewage works could exacerbate the problem of flooding on the valley floor.
4. Unacceptable environmental and visual impact of building.
5. Impact on already overstretched medical services.
6. Impact of additional traffic on surrounding roads.
7. Lack of leisure facilities.
