Crynodeb o'r Gynrychiolaeth:

The local road network is already at capacity. Increasing the volume of housing via sites such as 444 and HG1 KS2 will lead to further gridlock on Cardiff Road. The existing infrastructure is insufficient to support the resulting increase in traffic, posing risks to road safety and local air quality.
Furthermore, the site suffers from lack of adequate travel infrastructure and impacts local sites of woodland interest that provide essential ecological buffers and are vital for local biodiversity.
The cumulative impacts of sites around Dinas and Llandough represents an overdevelopment of the area and a burden on the community.

Crynodeb o'r Gynrychiolaeth:

Persimmon fully supports Site Ref KS2 – Land to the North of Dinas Powys as a proposed allocation within the RLDP but also considers that this can be further extended to strengthen the Council’s position on housing numbers in the interest of ensuring the plan is soundly prepared. the extended site is capable of not only accommodating the additional housing need generated by an increased flexibility allowance, but also of delivering a larger mixed-use development and further enhancing the role and function of Dinas Powys. The extended site option presents a significant opportunity to enhance local facilities and green infrastructure provision within a highly accessible and sustainable location. This could include additional education provision, public open space, playing fields, community orchard and/or allotments, dedicated active travel links via pedestrian footpaths and cycleways.
Although the extended site is also identified within the Cwrt-yr-Ala basin Special Landscape Area, the site is naturally well screen from viewpoints further afield due to vegetation and topography.
The Tir Collective Landscape Assessment, as submitted with the Candidate Site, concluded that any development proposals would not result in the coalescence of settlement areas. It is reiterated that the next nearest settlement area is circa 370m from the site and an area of undeveloped land would be maintained between settlement areas. Furthermore, a landscape-led approach to potential development on the site could also control the extent of development, mange the urban form, and prevent more sensitive areas from encroachment. This could be achieved by retaining key features such as vegetated field boundaries and small woodland blocks and exclude most sensitive areas from development. This approach would also help to retain features that contribute towards the character of open countryside.
