The site conflicts with national planning policy and the RLDP’s spatial strategy, promoting unsustainable and disproportionate growth that would harm Wick’s rural character and setting. Development should prioritise brownfield or well‑located sites near existing urban areas with suitable infrastructure. This proposal would damage Green Wedges and Green Infrastructure and represents unnecessary countryside development. It extends the settlement into open countryside, eroding its form and rural approach. Wick lacks the services, transport and infrastructure to support such growth, and local roads are constrained. The site would also create significant landscape and visual harm. It therefore fails key RLDP soundness tests.
