We write to support Policy SP14 'EMPLOYMENT GROWTH' and in particular to the Policy's allocation of Bro Tathan Business Park.

We note and welcome that the policy allocates additional land at the Business Park compared to the Preferred Strategy consultation document. The Bro Tathan Business Park has the ability to cater for general employment demands, but also has very significant potential to cater for highly specialised/niche employers which require air-side facilities and/or very large single site opportunities.

We note that the Employment Land Study identifies 66.7 hectares of net developable land at Bro Tathan, which we understand reflects areas with planning permission and an application currently pending determination at the eastern zone. While we believe that, depending on tenant/developer demand, Bro Tathan Business Park could accommodate additional development in the Plan period, we note that the whole site is protected as an existing employment site under Policy EMP3 (4). As such, any further development would be able to be determined on its merits and considered to be in accordance with the Development Plan in principle. We consider, therefore, that the Plan accommodates sufficient flexibility to meet changing requirements which could potentially exceed 66.7 hectares at Bro Tathan Business Park.
