1. The proposed site would be irreversibly detrimental to the nearby Preservation Area.
2. Llanmaes is plagued with flooding/related sewage. The proposed development area is so close to the village and Llanmaes brook and without massive and costly drainage /sewage work could only cause an increase range of water runoff issues.
3.I understand that Welsh Gov policy is to avoid developments that would cause the coalescing of communities, development in this area would be in direct contravention of that.

2. Llanmaes village is plagued with flooding and related sewage. I live in the village and even heavy rainfall without obvious flooding causes gurgling backup into my baths, sinks and showers. The proposed development area is so close to the village and ancient LLanmaes brook only massive and costly drainage /sewage work could only cause an increase range of water runoff issues for the whole area, if possible at all.

Both of these sites lie within the conservation area of Llanmaes and should as such be protected from future development.
Site ID436 is currently an agricultural and recreational use area. Loss of this would be detrimental to the region and encroachment into this would effectively merge the village of Llanmaes into the town of Llantwit Major which would not be beneficial to the conservation area.

Site ID 379 is also within the conservation area and requires similar protection.
